An "Assemblage" is the grouping together of two or more adjacent properties to be sold as a whole. This is usually done to develop the properties to their highest and best use thereby increasing their value and bringing about a "Win/Win" for everyone involved.

WHY IS IT A WIN/WIN?
Sellers win because their properties can usually be sold for more than they would bring if sold individually and the community wins because the property values increase when the property is improved and new buildings are built. This increase in value comes about because of the economics involved but, simply put, the more the land costs the more the improvements must cost in order for the buyers to make a profit.
HOW LONG DOES IT TAKE AND WHAT IS INVOLVED?
The length of time required to complete an assemblage can vary greatly due to the large number of variables and can be quite lengthy - The variables include the location of the properties; the number of individual sellers and their needs, including contract preparation, coordination and communication; the buyers and their needs which are similar to the sellers needs; the local county and it's needs and requirements such as zoning.
Coordination, communication and liaison must take place between all parties and this is our responsibility as your real estate agent. Other parties can include, but are not limited to, Lenders, Architects, Engineers, Surveyors and Builders.
